The duplex brings in $1,598 a month in place ($799 per side), and at 25% down on today's rate it still cash-flows about $258 a month, roughly a 7% cash-on-cash return on day one. Both units are one-bedrooms, which in this pocket rent for more than $799 when they turn, so the in-place number is the floor, not the ceiling. Listed two days ago. Move.

The Indy Read
Here is the headline most investors outside Indiana are sleeping on: Zillow just named Indianapolis the #1 most buyer-friendly market in America for 2026. While the coasts stall out, Indy rents are up 5 to 8 percent year over year, the median home is still sitting around $255,000, and rental yields here are running near 9 percent. Cheap to buy, strong to rent, and still climbing. That combination basically does not exist anywhere else right now.
Translation: Indianapolis is one of the last big cities in America where a normal person can still buy a place that cash-flows on day one. That is the whole reason this newsletter exists, and it is why the deals above matter.
(Rates, quickly: the 30-year is still around 6.5 percent, so every deal above is underwritten at today's rate. If it pencils now, it pencils.)
